We are expanding our team and looking for a Quantity Surveyor who thrives in a fast-paced design-and-build environment and is passionate about driving project profitability through precise cost management.
Key Responsibilities
1. Project Costing & Quantity Take-Off
- Read and interpret architectural drawings for accurate quantity take-off.
- Calculate material, labor, and subcontractor requirements based on design drawings and specifications.
- Verify and cross-check quantities from designers and contractors to ensure accuracy.
2. Budgeting, Pricing & Quotation
- Prepare project budgets, tender documents, and client quotations using standard cost norms or BOQ models.
- Generate comprehensive pricing breakdowns, including labor, materials, equipment, overheads, and profit margins.
- Develop and adjust cost strategies based on competition, client expectations, and internal targets.
3. Market Price Research & Cost Analysis
- Source and update market pricing for materials, labor, and equipment.
- Analyze material cost-performance ratios to support design and procurement decisions.
- Maintain a dynamic cost database and supplier contact list.
4. Project Cost Control & Monitoring
- Track actual cost against target cost throughout the project lifecycle.
- Review and validate variation orders, site instructions, and design changes.
- Issue early cost overrun warnings and collaborate with project managers on corrective actions.
5. Final Account & Settlement
- Prepare and submit final account settlements with supporting documentation (drawings, VO, site records).
- Liaise with clients, auditors, and subcontractors to finalize project accounts.
- Review and approve subcontractor claims to ensure budget alignment.
6. Documentation & Reporting
- Maintain accurate cost records, quotations, contracts, and pricing references.
- Provide timely and clear cost reports to management.
- Archive cost data for future reference and cost benchmarking.
7. Communication & Coordination
- Coordinate with designers, project managers, procurement, and finance teams to ensure cost transparency.
- Communicate effectively with clients when required to explain pricing structures and variation costs.
Requirements
- Diploma in Civil/Structural, Mechanical, Electrical Engineering, Architecture, Building or equivalent, awarded by BCA Academy, Nanyang Polytechnic, Ngee Ann Polytechnic, Republic Polytechnic, Singapore Polytechnic or Temasek Polytechnic.
- 2+ years of experience in interior design, renovation, or construction cost estimation.
- Proficient in cost estimation software (e.g., Glodon/广联达, Excel), CAD viewers, and office tools.
- Strong analytical skills and attention to detail.
- Good negotiation and communication skills.
- Knowledge of Singapore’s construction and renovation market is preferred.
- Fluent in both Mandarin and English to effectively communicate with diverse stakeholders.
