Responsibilities
- Review monthly management reports prepared by JLL, including analysing and highlighting variances against prior periods, budgets and KPIs.
- Review monthly accounts receivables ageing report.
- Check new and renwal tenancy agreements against approved Internal Enquiry Forms and review accuracy of monthly tenancy schedules.
- Prepare quarterly retail commercial premises management report.
- Ensure all capital expendiure and retail commercial premises experneces are adequately supported and incured in accordance with the REIT's policies and procedures before invoices are sent to finance for processing.
- Assist in annual budgeting and quarterly forecasting for retail commercial premises.
- Ensure internal controls and compliance to corporate and statutory requirements for retail commercial presmies.
- Handle property tax matters which include liaising with property tax agent, assessing annual values, raising objections, preparing schedules, statements and reconciliations for all properties (retail commercial premises and hotel & service residences).
- Liaise with relevant authorities (e.g. IRAS, SLA) where necessary.
- Any other ad-hoc operational matters relating to the REIT commercial premises.
Requirements
- Degree in any related field.
- At least 5 years of relevant experience in retail or commercial leasing.
- Strong MS Excel and Powerpoint skills.
- Strong analytical, problem-solving, critical thinking and project-planning skills and ability to multitask and meet deadlines.
- High level of independence and initiative.
- Excellent interpersonal, communication, stakeholder management and project management skills.
