The Planning Manager is responsible for the planning, scheduling, and supervision of construction activities on-site. You will play a pivotal role in ensuring that all projects are executed efficiently, on time, and within budget while meeting the highest quality standards. The position will require a comprehensive understanding of all phases of project delivery and will involve managing multiple stakeholders, contractors, and consultants. The Planning Manager will be based on-site in Dubai, working six days a week, with significant involvement in both the planning and execution phases of the project lifecycle. Project Planning & Scheduling
- Create, update, and maintain project timelines using tools such as Primavera P6 or MS Project, ensuring alignment with the overall project objectives.
- Work closely with design, construction, and procurement teams to ensure a synchronized, coherent approach to scheduling across all phases of the project.
- Ensure critical milestones are clearly defined and monitored regularly, including engineering designs, procurement, construction activities, inspections, and handover.
- Review, Assess and respond to Contractor’s Extension of Time Claims in accordance with the Contract Agreement.
- Act as the primary planning liaison for the site team, assisting the RE/PD in the coordination and supervision of day-to-day construction activities.
- Ensure that all site operations are aligned with the schedule, and resources such as materials, equipment, and labor are available as per the project needs.
- Monitor the work of subcontractors and contractors to ensure compliance with the project schedule, and contractual obligations.
- Proactively identify risks related to project delays, resources, and unforeseen issues that may impact project schedules.
- Develop and implement corrective actions in conjunction with the Contractor to address and resolve any delays or challenges encountered during the construction process.
- Act as a problem solver by working closely with the Resident Engineer and team to overcome site-specific issues.
- Monitor progress through frequent site visits with the Contractor’s team and reporting.
- Review, assess and comment on the Contractor’s Daily, Weekly and Monthly Progress Reports.
- Monitor the Contractor’s KPIs on a weekly basis and ensure resource deployments are in line with the project requirements.
- Strong communication channels between the site team, project management, contractors, consultants, and clients.
- Report regularly on project status, including progress, delays, issues, and risk management strategies to senior management, stakeholders, and clients.
- Maintain detailed documentation related to scheduling, progress reports, contractor submissions, change orders, and any other project-related documents.
- Demonstrate proficiency in issuing and responding to letter correspondence to and from the Contractor and Client in accordance with the relevant Contractual clauses in conjunction with the Contracts Manager.
- Evaluate any proposed changes to the project scope and assess their impact on the schedule, cost, and resource requirements.
- Ensure Contractor’s incorporation of approved changes into the schedule and ensure that all impacted parties are informed and aligned.
- Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related field.
- A Master’s degree or Project Management Professional (PMP) certification is a plus.
- In-depth proficiency in project scheduling software such as Primavera P6, Microsoft Project, and related tools.
- A minimum of 12 years of experience in construction planning and site supervision, with at least 5 years of experience working within the UAE or GCC region.
- A strong track record of delivering large-scale, complex projects across various typologies, including hospitality, luxury residential, mixed-use developments, and commercial sectors.
- Experience in site-based roles, with a proven ability to manage all aspects of project scheduling, planning, and supervision on complex sites.
- Strong knowledge of construction methodologies, project lifecycle management, and relevant industry standards (such as ISO, BS, and local building codes).
- Familiarity with UAE/GCC construction codes, health and safety regulations, environmental guidelines, and quality standards.
- Understanding of local building permits, regulations, and site requirements.
- Exceptional leadership skills, with a proven ability to manage cross-functional teams and deliver results in fast-paced, dynamic environments.
- Ability to foster a collaborative team environment, building strong relationships with stakeholders, subcontractors, and consultants.
- Strong problem-solving abilities, with the capacity to foresee and mitigate potential risks or delays.
- Exceptional attention to detail and organizational skills to manage multiple tasks and complex schedules simultaneously.
- Fluent in English (both written and spoken); proficiency in Arabic is a plus.
- Strong communication and interpersonal skills, with the ability to present complex information to diverse audiences.
