Job Scope:
1. Facilities Operations Management
- Oversee daily operations of multiple facilities to ensure functionality, safety, and compliance with regulations.
- Lead a team of technical and soft services staff (cleaners, technicians, security, etc.).
- Plan and manage preventive, corrective, and ad-hoc maintenance schedules for M&E, ACMV, electrical, plumbing, and other systems.
- Respond promptly to emergencies, faults, and service breakdowns.
2. Vendor & Contractor Management
- Manage service contracts and liaise with subcontractors for specialized services.
- Monitor vendor performance through KPIs and SLAs.
- Ensure compliance with service agreements, safety, and regulatory requirements.
3. Budgeting & Cost Control
- Prepare and manage operating budgets, quotations, and maintenance expenditures.
- Propose cost-saving measures while maintaining service quality.
- Monitor utilities consumption and propose energy-saving initiatives.
4. Client & Stakeholder Communication
- Act as the main point of contact for clients/tenants regarding all facility-related matters.
- Attend regular meetings and provide monthly operational reports and updates.
- Resolve feedback and complaints professionally and promptly.
5. Compliance & Safety
- Ensure all works comply with Workplace Safety and Health (WSH) regulations, fire safety, and local authority requirements.
- Conduct routine inspections and audits on facilities and safety practices.
- Lead or support incident investigations and corrective actions.
6. Team Leadership & Development
- Supervise and train operation teams across sites.
- Develop SOPs and enforce standards and performance expectations.
- Support recruitment, rostering, and team resource planning.
Job Requirements:
- Diploma in Facility Management, Engineering, Building Services, or related fields.
- Minimum 3–5 years of relevant experience in FM or IFM operations, with at least 2 years in a managerial/supervisory role.
- Strong knowledge of M&E systems, building maintenance, and BMS.
- Familiar with contract, budget, and vendor management.
- Good communication, interpersonal, and leadership skills.
- Able to work under pressure, independently, and with initiative.
- Possess Fire Safety Manager (FSM) certification (optional but advantageous).
- Proficient in Microsoft Office and CMMS systems.
